# Land Passport — Derby > A research and innovation proposal exploring how a persistent Digital Land ID and connected Digital Twin could support planning, construction and whole-life property management. Prepared as an independent discussion brief for the University of Derby and Derby City Council. Concept stage: no partnership or institutional endorsement is implied. The identity is connected to a digital twin of the land and the building. - Three connected lives of one record: (1) land intelligence before design and planning; (2) planning and construction, from option to as-built record; (3) the living property — operation, change and renewal. - Workflow: connect sources → verify and date records → analyse scenarios → preserve and reuse. ## The proposed Derby Living Lab - A modest, measurable research pilot: one small housing site in Derby (indicatively 5–20 new homes). Build its passport from raw land and test whether joined-up records improve real planning, design and asset decisions. - Workstreams: Land (discover and compare scenarios with data provenance); Build (link decisions, permissions, BIM, inspections and change into a design-to-as-built record); Life (handover, energy, equipment, warranty and future change). - Measures: time spent finding or recreating site information; data completeness, traceability and reliability; quality of planning and development-option comparisons; usefulness of digital handover and ongoing asset information. - Possible contributors: University (research design, ethics, independent evaluation); Council (planning context, public data, feedback); developer and landowner (consenting site, project data); Land Passport team (concept, prototype, built-environment coordination). No organisation is an agreed participant; scope, timescales and funding are subject to joint scoping. ## Why Derby - Complements, not replaces, existing initiatives: Derby City Council's city-centre 3D digital twin (https://www.derby.gov.uk/environment-and-planning/planning/development-control/derby-digital-twin/) and the University of Derby's DUST research (https://www.derby.ac.uk/derbys-urban-sustainable-transition/). - The opportunity is to test the individual site's whole-life record alongside city-scale visualisation and academic research. ## Interactive demonstrator - The page embeds an IFC-derived 3D concept model of a demonstrator building with five views: complete twin, land + house, land layers, BIM elements and full expansion. - Land, landscape and service-network layers are illustrative, not surveyed or verified as-built records. ## Related pages - Interactive data flow — who provides and sees what: https://landpassport.foxintelligence.co.uk/land-passport-data-flow - Demonstrator building's Digital ID: https://landpassport.foxintelligence.co.uk/digital-twin - Layer model: https://landpassport.foxintelligence.co.uk/land-passport-layers
